Safety reset
This is the pass that makes the house safer to move through. We clear pathways, take trip hazards out of the way, take care of basic lighting, do the minor repairs, and get light clutter out of the walkways.
Small
Starting $450–$650
One or two main areas or pathways. About half a day.
Larger
Starting $700–$1,100
Multiple rooms or the main floor paths. A full day. The same work, across more of the house.
Full home reset
Safety work, then the rest of what makes the house livable. Deeper junk removal, the high-use rooms put back in usable order, more repairs, and simple changes that make daily life easier.
Standard
Starting $1,400–$2,200
Key living areas, plus junk from two to four rooms. About a day to a day and a half.
Large
Starting $2,400–$3,800+
Most of the house, or heavy clutter. Two days or more. The full scope, with more volume.
The final price depends on how much junk there is, how many repairs the house needs, how we get in, and the exact scope. Photos are enough to start. A quick look is how the number gets real.
What a reset covers
Included: the repairs that make the house usable, the junk you want gone, basic organization of the rooms people actually use, and the safety fixes.
Not included: a full remodel, structural work, major electrical or plumbing, extreme hoarding that needs a specialty crew, or work that needs a permit. If the house needs a bigger custom project, we price that separately.
